Should you buy Lentoria?

There are already 3 other developments for sale before Lentoria launch. Lentor Modern, Lentor Hills Residences and Hillock Green. As such, potential buyers have a lot more to benchmark their price comparison on.
The first project, Lentor Modern 605 units, sold 84% units during its September 2022 launch weekend at prices ranging from $1,856psf to $2,538psf. Now it is 100% sold.
The second project, Lentor Hills Residences 598 units sold 50% on launch weekend in July 2023 at an average price of $2,080psf. Now it is 76% sold.
The third project, Hillock Green 474 units sold 27% on launch weekend in November 2023 at an average price of $2,108psf.

With Lentoria 267 units from 1 to 4 bedrooms launch price from $1,965psf comes 2nd March 2024. Do you think Lentoria is a good investment?

We personally would think so. There are many reasons but here are a few more compelling ones.

1) Attractive entry price. Lentoria land price is the second highest but selling at the lowest amount of the existing two projects. Give the buyers higher potential capital gains when they sell in the future.

2) Within 1 km  CHIJ St Nicholas Girls School. In Singapore, many parents go to great lengths to secure a place in a good school by renting or paying top dollar for a nearby property. Lentoria is within the 1 km zone. Where else, Lentor Modern is outside the zone.

3) 5 mins walk to Lentor MRT STATION. It is an  underground station with 8 interchanges that connects to all the major lines. The East-West Line(EWL), North -South Line(NSEL), North-East Line (NEL), Circle Line (CCL), DownTown Line(DTL) and Cross Island Line. It will bring you to every part of Singapore. Bring convenience to the rest of the family members who don’t drive.

4) 2 Government Land Sale(GLS) sites nearby provide a safety net for prices to go up for properties in the Lentor area. In February 2024, tender  for a 99 years leasehold plot in Marina Garden Crescent has been rejected after the sole bid was determined to be “too low” by URA. The sole bid submitted by Guocoland,Intrepid investment and TID Residential.

a) Upper Thomson Road Parcel B near Spring leaf MRT STATION, which is one station from Lentor MRT STATION.The tender will close on April 4, 2024. What will the launch price be one year later?

b) Former Kebun Baru Primary School, sits on 18,203 sqm land. Which is very close to CHIJ St Nicholas Girls School. Could yield between 600 and 750 condo units should the site be set aside for private housing.  The last GLS site sold nearby was an Ang Mo Koi Ave 1, plot which is being developed as AMO Residence. It was launched in July 2022, which sold 98 % on launch day at a median price of $2,110 psf.

Lentoria’s preview will end on Feb 27. Sales booking for Lentoria will start on Mar 2.
